Quick tips to help you buy, sell, or rent in the Sydney property market

Whether you’re buying, renting, or selling, we’ve got some simple tips to help you navigate the Sydney property market.

Selling

Once you’ve decided to sell your home, you can find yourself on an emotional rollercoaster of highs and lows – especially if it’s your family home. Will they buy, won’t they buy, or will it complete? There are lots of emotions to deal with and a huge amount of money. And, if you need to sell your house in order to buy the next one, it can put your life on hold. So, we’ve put together five quick tips for selling your property in the Sydney property market.

  1. Advertise well. Give yourself a good budget upfront and work with your agent on the best marketing mix.
  2. Choose an agent that you trust – you need to feel safe with them in your home with or without you.
  3. Open your home to your agent. Let them show potential buyers your home even when you can’t be there.
  4. Get the best floor plans, photos and the best advertising space in the paper. Better to get it right the first time than pay for it twice.
  5. Declutter. That is all.

Buying

We’re not sure if many things can ever beat the excitement or magnitude of buying a home, especially if it’s your first one. It’s a big purchase and a huge commitment which is why it can sometimes feel daunting. Here are our five top tips for buying property in the Sydney market.

  1. Look closely and take your time to identify any potential issues.
  2. Buy a property you can afford now not later. Don’t stretch yourself too far and account for any interest rate rises.
  3. If you feel rushed, slow down. Agents can be pushy salespeople but in property, time is on your side. If you miss out then it wasn’t meant to be.
  4. Negotiate like you have nothing to lose. You are in control.
  5. Invest in building and pest inspections. They could identify costly future issues.

Renting

So, you’re looking to rent in the Sydney property market? Well, we’ve put together five quick tips to help you navigate.

  1. Try and arrive early to open homes. You may just make a memorable impression.
  2. Look presentable. We don’t mean suited and booted but it’s good to make an effort.
  3. Follow up, let the agent know how interested you are and that you can provide more info if needed.
  4. Have all of the relevant information ready and apply online straight after the inspection.
  5. Make a “cannot live without” list so you don’t waste your time viewing places that aren’t suitable.
